What does a property manager do?
A property manager runs your rental so you do not have to: pricing and marketing the home, showing it, screening applicants, preparing the lease, collecting rent, coordinating maintenance and repairs, handling tenant communication, performing inspections, and sending you owner statements at tax time. At 24 Property Management, all of that is handled by a licensed Florida real estate brokerage, and you can see exactly what each plan includes on our pricing page.
How much does property management cost in Orlando?
Orlando property managers typically charge 8% to 12% of monthly rent plus a leasing fee. Our plans run from 0% monthly (Lease Only, where you self-manage after we place the tenant) to full-service plans at 8%, 9%, and 10% monthly. Every fee is published on our pricing page, so you can compare all four plans side by side before you ever talk to us.
Do you charge a management fee when my property is vacant?
No. Our management fee guarantee means you only pay a management fee on rent we actually collect. If the home is vacant, or if a tenant does not pay, we do not get paid either.
Do property managers need a license in Florida?
Yes. Florida law requires anyone managing rental property for others for compensation to hold a real estate license under Chapter 475 of the Florida Statutes. 24PropertyManagement.com, Inc. is a licensed Florida real estate brokerage, led by a licensed broker, so your rental is managed by a regulated professional, not an unlicensed operator.
How do you screen tenants?
Every applicant goes through credit, income, background, and rental history checks. Our written criteria include a minimum gross family income of 3 times the rent, 2 years of verifiable rental history, no evictions, and credit score thresholds that automatically decline high-risk applications. Careful screening is why we can offer a 12-month tenant placement guarantee: if a tenant we place leaves within 12 months, we re-lease your home for free.
How long will it take to lease my home?
It depends on pricing, condition, and season. Orlando's median apartment rent is $1,513 as of June 2026, down 3.2% year over year (Apartment List), with metro vacancy projected around 8 to 9% through 2026. In a market like this, pricing from live comparables matters more than ever. We prepare a free rental analysis for your property, usually within one business day, so you can see the realistic number before you commit to anything.
What happens if my tenant stops paying rent?
We follow a firm, legally compliant collection process under Florida's Landlord and Tenant Act (Chapter 83, Florida Statutes), using leases prepared and approved by a leading Florida landlord law firm. If an eviction becomes necessary for a tenant we placed, our eviction guarantee reimburses up to $750 in legal expenses on qualifying plans.
Do I have to sign a long-term contract?
No. We offer a month-to-month management agreement with no termination fees or penalties. If we are not delivering, you are free to leave. We believe we should earn your business every month, and it is one of the main reasons owners stay with us for 10+ years on average.
When do I get my rent money?
Rent is sent to your bank account by ACH direct deposit by the 10th day of each month, along with online owner statements you can access any time through the owner portal.
Can you manage my rental if I live out of state?
Yes. Many of our owners live in another state or country. You get video-documented move-in and move-out inspections, monthly owner statements online, direct-deposit payouts, and a licensed local team handling everything on the ground in Orlando. Distance stops being a problem when the systems are built for it.
What guarantees do you offer?
Twelve of them, including: up to $750 in eviction legal expenses and up to $750 in pet damage beyond the deposit (both on qualifying plans), a 12-month tenant placement guarantee, rent deposited by the 10th, a response to all communication within 24 business hours, no management fee unless rent is collected, and a month-to-month agreement with no termination fees. How do I switch from my current property manager?
Start by checking the termination terms in your current management agreement, then send your manager written notice. From there, Paul and his team coordinate the transition with you: leases, security deposits, keys, and tenant introductions. Because our own agreement is month-to-month, trying us carries no long-term risk.
