We are committed to quality properties that are safe, clean, and properly maintained. To comply with Florida law and our own standards, every item below must be completed before we advertise and rent a property.
Why it matters: a rent ready home photographs better, leases faster, attracts better qualified residents, and starts the tenancy with a documented condition baseline that protects you at move out.
Cleaning and presentation
- ✓ Professionally cleaned to hotel room standards, inside and out, free of trash and debris
- ✓ Carpets professionally cleaned and looking fresh
- ✓ Painted surfaces with no mismatched touch up spots; repainting done corner to corner
- ✓ Fresh caulking in kitchen and bathrooms, clean and free of mildew
- ✓ No personal property or items left anywhere in the home
- ✓ Garage floor swept clean
Windows and coverings
- ✓ Vertical or mini blinds on every window; no draperies
- ✓ Vertical blinds on the back sliding door
- ✓ Windows open, close, and lock properly
- ✓ Window screens present and in good condition
Safety
- ✓ Wall mounted carbon monoxide detectors within 15 feet of each bedroom; plug in units are not accepted
- ✓ Smoke detector on every floor
- ✓ All doors and locks functioning properly
- ✓ Doors open and close smoothly, with doorstops installed on all doors
Systems and mechanical
- ✓ HVAC in good operating condition with a new filter installed
- ✓ Every mechanical component working as designed: plumbing, electrical, kitchen and laundry appliances, water softeners, sprinkler systems, gas fireplaces, and water filtration systems
- ✓ All light bulbs working and switched to LED
- ✓ Lawn cut, trimmed, and edged; landscaping fresh and clean
