Give written notice, at least 30 days ahead

We require a written notice of at least 30 days before your lease expires, and we truly value even more advance notice. Once the 30 day mark approaches, we start advertising the property and arranging viewings for potential new residents. If you prefer to opt out of showings during this period, an additional month's rent applies.

Prepare the house

Remove all personal belongings from the premises. Remove all nails from the walls. Carpets must be professionally cleaned, so please do not clean them yourself. Charges for excessive wall damage depend on your length of stay and whether the damage exceeds normal wear and tear.

Return keys and provide your forwarding address

Return all keys, remotes, and access devices provided at the beginning of your lease, complete any required move out forms, and settle any outstanding balances. Make sure our office has your complete forwarding address. Prefer not to visit the office? Ask about our lockbox move out option below.

We inspect the property

Once you have completely vacated and returned the keys, we conduct a comprehensive inspection. Move out inspections are not done with residents present. The inspection may involve a third party assessment along with our own walk through video and a detailed set of move out pictures. Utilities must be on during the inspection.

Security deposit accounting

After the inspection, we carefully itemize any deductions based on the condition of the property beyond normal wear and tear. We make every effort to process your security deposit refund within 30 days from your move out date and the receipt of your forwarding address.
