Do I pay you to represent me as a buyer?
In most Florida transactions the buyer's agent commission is negotiated within the deal, and we put our compensation in writing before you see the first property, as Florida brokers are required to do. You will know exactly what our representation costs, and in many purchases the structure of the deal covers most or all of it. No fees are hidden in management later either; our management pricing is published on this site.
Do I have to use your property management if I buy with you?
No. Buying with us and managing with us are separate decisions. Most investor clients do hand us the keys at closing because the transition is seamless, but our management agreement is month to month and optional. Some clients self manage using our Lease Only tenant placement instead.
I live out of state. Can I buy an Orlando rental remotely?
Yes, and many of our owners did exactly that. We handle showings by video walk-through, coordinate inspections, and manage the rent ready work through our vendor network after closing. Our out-of-state landlord guide covers how ongoing remote ownership works day to day.
What kinds of properties do you help investors buy?
Single family homes, townhomes, condos, and small multifamily up to around 50 units across greater Orlando: the same property types we manage every day. That overlap is the point; we only advise on assets we know how to operate.
What returns should I expect?
We don't promise returns, and we would be careful with anyone who does. What we provide is honest inputs for your own decision: realistic rent from live comparables, real world expense numbers from managing hundreds of Orlando leases, and a straight answer when a deal looks weak.
