For Investors · Orlando & Central Florida

Buy a rental that actually rents.

Your buyer's agent should know what the house rents for. Ours manages Orlando rentals for a living and owns his own.

Most agents can find you a house. Paul and his team can tell you what it will rent for, what it needs first, and who will live in it, because that has been the day job for 30 years. Buy with the people who will make the property perform after closing.

Rather talk it through? Call (407) 588-9600 and ask for Paul.

Why It Works

A property manager sees what a listing agent can't.

Real rent numbers, not guesses
Before you offer, you know what the home actually rents for, from live comparables and rentals we manage nearby, not a listing agent estimate built to close a sale.
Turn costs before you commit
Paul and his team walk the property with a manager’s eye: what it needs to be rent ready, roughly what that costs, and how long it sits before a tenant moves in.
Street level demand knowledge
Thirty years of Orlando rentals teaches which neighborhoods, floorplans, and price points keep tenants, and which ones sit vacant. That knowledge goes into your shortlist.
One team, closing to first tenant
The broker who helps you buy is the team that makes it rent ready, screens the tenant, and manages it. No handoff, no finger pointing between your agent and your manager.
How It Works

From first call to first rent check.

1
Tell us what you’re looking for
Budget, financing, areas, single family or small multifamily, your timeline. A short conversation is enough to start.
2
Shortlist with honest numbers
We flag properties that fit and run each one through realistic rent, expenses, and rent ready costs. If a deal doesn’t pencil out, we say so.
3
Buy with a broker in your corner
Paul represents you through offer, inspection, and closing as a licensed Florida real estate broker.
4
We make it perform
Rent ready punch list, marketing, tenant screening, and ongoing management under our published plans. Or self manage; the choice stays yours.

Investor questions, answered straight.

Do I pay you to represent me as a buyer?

In most Florida transactions the buyer's agent commission is negotiated within the deal, and we put our compensation in writing before you see the first property, as Florida brokers are required to do. You will know exactly what our representation costs, and in many purchases the structure of the deal covers most or all of it. No fees are hidden in management later either; our management pricing is published on this site.

Do I have to use your property management if I buy with you?

No. Buying with us and managing with us are separate decisions. Most investor clients do hand us the keys at closing because the transition is seamless, but our management agreement is month to month and optional. Some clients self manage using our Lease Only tenant placement instead.

I live out of state. Can I buy an Orlando rental remotely?

Yes, and many of our owners did exactly that. We handle showings by video walk-through, coordinate inspections, and manage the rent ready work through our vendor network after closing. Our out-of-state landlord guide covers how ongoing remote ownership works day to day.

What kinds of properties do you help investors buy?

Single family homes, townhomes, condos, and small multifamily up to around 50 units across greater Orlando: the same property types we manage every day. That overlap is the point; we only advise on assets we know how to operate.

What returns should I expect?

We don't promise returns, and we would be careful with anyone who does. What we provide is honest inputs for your own decision: realistic rent from live comparables, real world expense numbers from managing hundreds of Orlando leases, and a straight answer when a deal looks weak. This is general information, not investment advice; run your numbers with your own financial advisor.
