General information & rental requirements

Income & history
  • Minimum required gross family income is 3× the rent amount (2.5× with strong credit).
  • The last 2 years of rental history must be verifiable.
  • Self-employed applicants: the last 2 years of tax returns are required.
  • No evictions.
  • No outstanding landlord debt.
  • Bankruptcy is OK if discharged.
Credit
  • 650 and above: approved with the standard deposit.
  • 600 to 649: conditional approval, with an increased deposit and possibly a risk mitigation fee.
  • 550 to 599: much larger deposit plus a risk mitigation fee, and compensating requirements, such as strong rental history, no outstanding landlord debt, and verified income.
  • 549 or below: automatically declined.
  • Scores are the combined average for all applicants, as reported by AppFolio. Example: Applicant 1 scores 450, Applicant 2 scores 640, average 545 → declined.
Pets, fees & holding
  • A no-pet policy applies to most properties unless stated otherwise. Pet policy varies by property, and additional insurance may be required. Pet deposit/fee starting at $300.
  • Application fees and holding fees are non-refundable.
  • If the non-refundable holding fee is not received within 24 hours of application approval, the application will be declined.
