That mix produces tenant pools with very different expectations, from downtown renters near the Lake Monroe waterfront to families in newer communities like Greystone and Dunwoody Commons.
The housing stock is unusually broad for the metro: roughly 3 in 10 units predate 1980, including homes inside residential historic districts where exterior repairs can require preservation review, while newer townhome and gated communities carry HOA approval processes. Managing here means inspection-first care for legacy wiring, plumbing, roofs, and mature trees on the older side, and association fluency on the newer side.
