24 Protected Plan

Eviction Protection & Guarantee

The best eviction is the one that never happens, so protection starts with screening. If a tenant we placed still has to be evicted, our 24 Protected plan reimburses up to $750 in attorney's fees and court costs, and we handle the notices and the attorney for you.

Protection starts before the lease is signed

Screening against written criteria
Every applicant is measured against the same published standards for income, rental history, and credit. Most evictions are decided at the application, long before the first missed payment.
An attorney-prepared lease
Our lease is prepared and maintained by a Florida landlord-tenant law firm, so the notices and remedies an eviction depends on are already written correctly.
Firm, consistent follow-up
Late rent gets the same lawful follow-up every time. We serve the required statutory notices as your agent, so nothing stalls because a form was wrong.

See exactly how we qualify applicants on our tenant screening page.

If an eviction is needed, we handle it

1
Notice
We serve the 3-day notice to pay rent or vacate under section 83.56, Florida Statutes, as your agent.
2
Attorney files
With your authorization, we engage an eviction attorney on your behalf. We are a brokerage, not a law firm, so a lawyer handles the court case.
3
Court and possession
The case moves through the county court to a judgment and a writ of possession. Most Central Florida evictions take 3 to 8 weeks.

Every notice, stage, and court cost is laid out in our Florida eviction process guide.

Two guarantees behind every tenant we place

$750 eviction protection
On 24 Protected, if a tenant we placed and screened has to be evicted, we reimburse up to $750 of the attorney's fees and court costs.
12-month placement guarantee
On both full-service plans, if a tenant we placed leaves within 12 months, eviction included, we find the next one with no placement fee.

Every plan and guarantee is on the pricing page.

Eviction protection questions, answered

What does the eviction guarantee cover?
On the 24 Protected plan, if a tenant we placed and screened has to be evicted, we reimburse up to $750 of the attorney's fees and court costs. That covers most of a typical uncontested Florida eviction. Your management agreement spells out the details before you sign.
How much does an eviction cost in Florida?
With an attorney, most Florida evictions cost $500 to $2,500 or more, depending on whether the tenant contests the case. Court filing fees and sheriff's fees are part of that total. Our Florida eviction guide breaks the costs down stage by stage.
How long does an eviction take in Orlando?
Most Central Florida evictions take 3 to 8 weeks from the 3-day notice to the writ of possession. An uncontested case moves faster; a tenant who files a response or deposits rent into the court registry can extend it. Anyone promising a fixed number of days is guessing.
Which plan includes eviction protection?
The $750 eviction protection is included on 24 Protected only. On 24 Managed we still serve every notice and coordinate the attorney, but the court costs and legal fees are yours. Both full-service plans include our 12-month tenant placement guarantee: if a tenant we placed leaves within 12 months of signing, eviction included, we place a new tenant with no placement fee.
Do you try to avoid court?
When it costs you less, yes. A negotiated move-out is often faster and cheaper than a contested eviction, and we keep you informed every step of the way.

Start with a tenant you will never need to evict.
