4 to 20 Units

Small multifamily management, done right.

Most Orlando management companies chase large apartment communities or treat your fourplex like a single family house. We manage small multifamily as its own discipline: buildings from 4 up to 20 units, under a licensed Florida broker with 30 years of Orlando experience.

Small multifamily is not a big house

Per-door economics
A vacant unit in a fourplex stings less than a vacant house, but turns come around more often. Small multifamily rewards systems: consistent make-ready standards, realistic per-unit pricing, and marketing that starts before the old tenant leaves.
One roof, shared systems
A single roof, water heater bank, or electrical panel serves multiple incomes. We maintain shared systems on a schedule instead of waiting for the 2 a.m. call that takes four units offline at once.
Tenant mix and neighbor dynamics
Neighbors in the same building affect each other in ways single family tenants never do. Every applicant is screened against the same written criteria, applied identically unit to unit, which keeps the building stable and fair housing compliant.
Ledgers that stay clean
Rent collection across multiple units means multiple ledgers, one owner statement. You see performance per unit and per property in the owner portal, and your accountant gets numbers that reconcile at tax time.
Turns as a pipeline, not a fire drill
With several units on staggered leases, make-ready work is a rhythm. Our vendor network turns units to our published rent ready standard quickly, so vacancy days per door stay low.
Renewals managed building-wide
Staggered lease end dates protect you from a whole building going vacant in the same month. We manage renewal timing deliberately, unit by unit, with attorney prepared leases on every one.
Per-door pricing, published like everything else

Our published plans apply per door: full service from 8% to 10% of collected rent, with no fee on vacant units. Owners with multiple doors qualify for a multi-property discount; call (407) 588-9600 for your exact number.

Every unit gets the full standard: written screening criteria, attorney prepared leases, video inspections, and our rent ready checklist.

Small multifamily questions, answered

Do you manage duplexes and triplexes in Orlando?
Yes. Duplexes and triplexes are managed under our standard published plans, priced per door exactly like any rental, so they do not need special multifamily treatment. This page covers buildings of 4 units and up, where building-wide systems, staggered renewals, and portfolio pricing start to matter.
What size buildings do you manage?
Multifamily buildings from 4 up to 20 units per property, across Greater Orlando. Single family homes, duplexes, and triplexes are welcome too, under our standard published plans, and if you own a mix we manage the whole portfolio under one owner statement.
How is multifamily management priced?
Our published plan rates apply per door, the same 8% to 10% monthly plans listed on our pricing page. Owners with multiple doors qualify for a multi-property discount: call (407) 588-9600 and we will quote your exact number based on the portfolio.
Can you take over a building with tenants already in place?
Yes. We coordinate the transition with you and your current manager if you have one: existing leases, security deposits, ledgers, keys, and tenant introductions. Tenants keep paying without interruption, and our management agreement is month to month, so trying us carries no long term risk.
Do you handle everything for every unit?
Everything in our full service plans applies per unit: marketing, screening against written criteria, attorney prepared leases, rent collection, 24/7 maintenance dispatch, video documented move-in and move-out inspections, and monthly reporting. The full service list is on our services page.
