AdventHealth Kissimmee and HCA Florida Osceola Hospital, a Level II trauma center with more than 400 beds, anchor a large medical workforce. The Osceola County courthouse and government center sit downtown beside the Kissimmee SunRail station, the busiest in the county, and the NeoCity semiconductor and technology campus near Florida’s Turnpike is bringing high-tech employers to the east side of the city.
Kissimmee also sits beside the vacation-rental corridor, and owners here hear a lot about short-term income. The city allows short-term rentals only in designated zones, so a home’s zoning decides whether vacation use is even an option. For homes outside those zones, and for owners tired of turnovers, cleaning schedules, and empty weeks, a screened long-term tenant is often the steadier choice. Switching a former vacation home to a long-term lease is its own project, and it goes smoothly when it is planned. Furniture usually comes out, because most long-term tenants bring their own and furnished homes rent to a much smaller pool. Utilities, internet, lawn care, and pool service move from the owner’s name and budget into clear lease terms. Association rules written for short stays may differ from the rules for twelve-month leases, and the insurance policy should match the new use. Pricing takes extra care right now. Asking rents across Kissimmee are down about 3% from a year ago (Realtor.com, September 2026), and about a quarter of the city’s housing sits in buildings of five or more units, so many renters are comparing your home with an apartment complex offering move-in specials. A home priced at last year’s number is the one that sits empty.
