Your rent proceeds are sent by direct deposit by the 10th of every month, with a statement that shows exactly what was collected and paid.

If rent stays unpaid, we serve the 3-day notice required by section 83.56, Florida Statutes, as your agent.

With your authorization, we engage an eviction attorney. On 24 Protected, up to $750 of those costs is reimbursed.

When do I get my rent money?
By direct deposit by the 10th of each month. Each deposit comes with a monthly statement showing exactly what was collected and paid, and your owner portal shows the ledger in real time.
Do you charge a management fee if rent is not collected?
No. We earn a management fee only on rent we actually collect. There is no fee during a vacancy and no minimum monthly fee, so our income depends on your rent arriving, the same as yours does.
What happens when a tenant pays late?
Follow-up starts right away and follows the lease and Florida law. If rent stays unpaid, we serve the 3-day notice to pay rent or vacate as your agent. If the tenant still does not pay or leave, and you authorize it, we engage an eviction attorney. Our eviction protection page explains what the 24 Protected plan reimburses.
What reports do I get?
A monthly owner statement with every payment, fee, and invoice, year-end 1099s, and a real-time owner portal where you can check your ledger any day of the month. Your accountant gets clean numbers.
